Oftentimes with large projects, customers are not paying as they go, but rather pulling from reserves or investments to fund the project. The bank has vehicles that they can use to finance the projects, based on what they have left on their current mortgage, with the equity on their home.
While remodeling costs are not added to a mortgage, they can potentially be covered by a second mortgage, line of credit, or personal loan, etc. Many of our clients choose to self-fund their project, pulling reserves from investments, cash accounts or other liquid assets. However, other options are available through banks, mortgage companies, etc. Aaron & Co. recommends that clients speak with their banker or financial advisor as to the best option for their project. Remodeling is one of the most complex forms of home improvement. There are often many variables when it comes to estimating remodeling costs, so we recommend calling for an initial design consultation. Once we begin to plug in preliminary numbers and refine the scope of the project, we will be better able to estimate what those numbers might be.
How do remodeling contractors charge?
The two primary methods of pricing renovation projects are fixed price and cost-plus structures; how we determine which is best depends on the remodeling project itself.
If the project is fairly straightforward, fixed price is often the best option, whereas projects with significant unknowns, unforseeable circumstances, or design decision pending might call for a cost-plus structure.
We always begin every project with an estimate and budget to work from; using those tools, we can best inform our clients as to how to manage the cost of their project. The initial consultation will get this process started.
What are the steps to remodeling a house?
Step 1: Meet With Us & Begin Design
The first step is to contact us for a consultation. We will come to your home and perform an initial assessment. For simple projects, we may finalize design elements on the spot; others will take several days or weeks to develop. At this meeting, we will determine whether other professionals will need to be involved in the project such as architects, designers, engineers, etc. If needed, we will schedule another time for them to come in.
Step 2: Once We Finalize Design, We Deliver An Estimate
Before providing an estimate, we make sure that the design and engineering process is at least 90-95% complete. We will collect information, create drawings and other construction documents, and put together a preliminary design and budget. We understand that the scope of the project is subject to change, but confirming as many design elements as possible beforehand ensures that we’re on the right path, giving you the most accurate estimate possible.
Step 3: Contract, Deposit, & Schedule
Whether you are doing a fixed price or open book project, the client will be asked to approve the budget proposal, sign the contract, and we collect the deposit. Once this is complete, we will begin to discuss scheduling.
Step 4: Begin Making Product & Design Selections
At this time, we will work with you to make your selections, such as fixtures, paint colors, trim, cabinetry, countertops, etc. We are available to provide you complete guidance through this crucial process, from researching product specifications to sitting in on meetings with various suppliers and vendors.
